Most homeowners don’t give their water heater a second thought until it stops working. However, if you wish to increase the lifespan of your water heater and improve its function, you must perform some simple routine maintenance.

1. Check the Pressure Relief Valve

First, check to see if the pressure relief valve is working properly. This valve maintains a constant level of pressure inside the tank; if it malfunctions, pressure can build inside the tank and cause it to explode! Checking the valve is simple: lift the lever on the valve and see if water flows out. If the valve does not release any water, you need to replace it. Similarly, you should replace the valve if it is leaking.

2. Drain the Tank Annually

Over time, sediment settles in the bottom of the tank. While this is mostly harmless to homeowners, sediment buildup can shorten the lifespan of your heater and reduce its energy efficiency. To combat sediment buildup, we recommend draining the tank to remove built up sediment at least once per year. Typically, draining several gallons of water through the drain valve is sufficient to clear the tank. However, you should continue to empty the tank until the water runs completely clear.

3. Refilling the Tank

If you drain the tank completely to remove sediment or replace the drain valve, you will need to remove air from the system before refilling it. Simply open the shutoff valve and run hot water through a nearby faucet; this will remove air in the lines.
